How Andy Graham Became a Thought Leader with The HMO Podcast and Scaled The HMO Roadmap
The Summary

Mission
Andy Graham has been dedicated to improving the standards of accommodation for young people in the UK through HMOs (also known as house shares or co-living accommodation) for over 15 years.
As his work evolved, it became clear that raising standards in the industry required more than individual effort. HMO landlords needed access to education, training, resources, and ongoing support.
Andy had the vision for an online learning platform, The HMO Roadmap. I led the development and launch of the platform - turning that vision into a fully functional membership site designed to educate and support HMO landlords.
I joined the business as a Digital Media Manager and later progressed into the role of Head of Digital Strategy, where I led both execution and strategic direction across content, platform, and digital operations.
My role was to communicate the value of The HMO Roadmap, position Andy as a thought leader, and build a structured content and operational system to support growth.
Outcome
By taking ownership of both execution and systems, I transformed the business into a more efficient and scalable operation.
Content became consistent, workflows streamlined, and quality improved across all channels.
This enabled Andy to focus on high-level strategy and growth, while I managed the execution and delivery across the content and platform ecosystem.
Impact
The HMO Podcast played a central role - growing to over 350k+ downloads and becoming a trusted source of insights for HMO property investors in the UK.
This success extended beyond the podcast, enabling consistent delivery of high-quality content that improved member experience and retention.
The HMO Roadmap evolved into a scalable platform driving audience growth, community engagement, and conversion.
This integrated approach strengthened Andy’s authority, leading to industry recognition, media features, and awards - including Best Content Provider (HMO Awards 23/24) and Highly Commended for Best Mentor or Training Provider.
Scope of Work
My role expanded beyond podcast production into full-scale content, platform, and project management:
-
Led the development and launch of the membership platform from the ground up, translating initial concepts into a fully functional and continuously optimized site
-
Managed and produced digital content across platforms, including website mockups, paid ads, social media assets, lead magnets, and member resources
-
Owned the content calendar and publishing pipeline - managing blog posts, training videos, case studies, and masterclasses via WordPress and promoting them across channels
-
Produced weekly podcast episodes, including guest coordination and end-to-end production workflows
-
Built reporting systems and compiled monthly sales and marketing insights to track performance and identify growth opportunities
-
Managed day-to-day operations across content, communication, and member experience - coordinating stakeholders, overseeing backend systems, and executing weekly newsletters

Before State
For over 15 years, Andy Graham has been dedicated to improving the standards of accommodation for young people in the UK through HMOs - also known as "house shares" or "co-living accommodation" for students and professionals.
However, during his journey, he realized that he couldn't achieve his goals alone. He understood that HMO landlords require a combination of education, training, resources, and support to meet the high standards of HMO accommodations.
To address this need, Andy launched an online learning platform called The HMO Roadmap, which helps HMO landlords and property investors by providing them with comprehensive training, resources, and support.
The Call
To establish his authority, Andy launched The HMO Podcast while preparing to bring The HMO Roadmap to life.
He was managing everything himself - from recording and editing to publishing, while also building the platform.
This created operational bottlenecks and limited his ability to focus on strategic growth.
I initially joined as a Digital Media Manager to support content production, and over time expanded my role into leading digital strategy, platform development, and project management.
The Process
I began by auditing workflows across content, production, and platform requirements.
From there, I led the platform launch and implemented structured systems across content creation, publishing, and distribution - aligning everything with business goals.
This included improving platform usability, establishing clear workflows, and creating repeatable processes to support scale.

Episode Structure
Improved the structure of the episode to make it more engaging by adding an episode intro, an ad break to promote The HMO Roadmap and an outro music.

After
Conversation Flow
Edited out unnecessary words, pauses, and filler words such as "uhms" and "you know" but making sure that it doesn't interfere with the natural flow of the conversation. Removed any obvious mistakes or awkward moments, such as when guests are interrupted or when there are loud coughs, sneezes, or distracting background noises.
Before
After
Equalization, Mixing & Mastering
Made adjustments to some technical elements of the episode like EQ, reverb, pitch, background noise and track levels to get the best audio and video quality.

Branded Podcast Video Frame
In order to make the videos stand out, I suggested to create a branded frame and thumbnail cover image.

Show Notes
Incorporated a more organized structure for writing the show notes, along with the inclusion of clear call-to-actions.

Social Media Assets
To promote the show on social media, I enhanced the visual experience by incorporating audiograms, carousels, and videos/reels in addition to the existing episode artworks using the brand’s guidelines.
